We will inspect the property, take pictures of the site, shoot a video and send you a report. If you have a specific thing to be monitored within the premises of the property, please inform us.
Visits will be scheduled, pictures taken and sent along with a report on a periodic basis. Ad hoc visits on request, within the ambit of the total number of visits can be accommodated with prior advance notice.
In the event of any noticed encroachment or attempt to encroach, misuse or deterioration that will adversely affect the property, you will be promptly intimated. On serious encroachment cases, we will help you file a complaint with the local police station, as may be necessary.
If your property is a plot and is already fenced, you can opt to put a signboard intimating that this property is being monitored .
If you need fencing to be done or signboards to be put up, it can be carried out through a vendor at extra costs.

Annual Tenant Management Service
We will help you manage your tenant, collect rent, handle minor grievances and also ensure periodic inspection and reporting. Ideal for NRIs or people who are simply too busy to manage it.

Inventory Check
We will inspect your property, take pictures and make an inventory checklist of all the items available in the property (furniture, fixtures, etc.).
Rental Agreement
We will help you draft and finalize the rental agreement with your tenant. If you are not present in India, you can provide a limited / specific power of attorney to your representative or us. In such cases, power of attorney adjudication charges and lawyer fee will be billed extra.
Explaining Restrictions and Responsibilities to the Tenant
We will explain the limitations, restrictions and responsibilities of the tenant towards the usage of the property at the time of signing the rental/lease agreement.
Exit Inventory Check
When your tenant vacates on completion of the lease period or on termination, we will do a thorough inventory check against the inventory list. We will then send you a report for final settlement. Guidance can be provided.
Regular Inspections
Four (4) inspections in a year at periodic intervals or on a need basis are included in the package. Actual visits will happen with prior appointment subject to availability of the tenant. A report will be sent after inspection. Extra visits will be charged separately.
Rent Collection and Maintanance Support
We can collect rental cheques and deposit it in your bank account based on your instructions. A scanned copy of the deposit receipt will be sent to you.
OR
We can provide one business day turnaround maintenance support on tenant requests for electrical and plumbing issues that cannot be handled by local maintenance staff. Such repairs and visits will be chargeable to owner.

Utility Bill Payment
We can facilitate utility bill payments (electricity, water, maintenance) provided the monies are received well in time. Such assistance is restricted to direct payments from you and is not applicable for tenant payments.

Ad-hoc Improvement or Repairs
We will assist you in doing improvements or repairs in your property through competent vendors. Our Services include interiors, modular kitchens and wardrobes, home automation and security, solar power, rainwater harvesting, water proofing, painting and sundry repairs.
- On receiving a request along with your property details and requirements, we will evaluate and then request you to pay the initial service fee based on feasibility.
- We will share the requirement with two to three of our vendors and then get a quote from them.
- Based on the quotes, you can choose a vendor and will have to pay the vendor charges along with our service fees for monitoring.
- An advance payment will be made to the vendor and our executive will coordinate to initiate the work.
- The work will be monitored until completion of work and reports will be sent either on a daily basis or as per progress.
- Upon completion of the task, we will evaluate the work and send you a final report along with pictures and any other supporting documents.
- Final payment will be made to the vendor once you confirm after checking the report.
